Is Your Garage Floor Sinking, Cracking, or Holding Water?

A garage floor should feel solid, level, and safe to walk on. But over time, concrete can settle, crack, slope, or pull away from the driveway or foundation wall.

When your garage floor is uneven, it can create trip hazards, water pooling, rough transitions, and problems with doors, storage, tools, and vehicles.

The Concrete Team provides garage floor leveling, concrete lifting, mudjacking, and slabjacking services throughout Upstate New York. If your garage floor has settled but the concrete is still in repairable condition, we may be able to raise and stabilize it without tearing it out and pouring new concrete.

Call today for a FREE estimate.

Why Garage Floors Sink or Become Uneven

Garage floors are built on soil, gravel, or fill material. When that support changes under the slab, the concrete can move.

Common reasons garage floors sink include:

  • Poor soil compaction before the concrete was poured
  • Water washing away soil under the slab
  • Freeze-thaw movement during Upstate New York winters
  • Heavy vehicles or equipment adding stress to weak areas
  • Voids forming below the garage floor
  • Drainage issues near the garage
  • Soil settlement over time
  • Cracks that allow water to reach the base below

Once the slab loses support, the garage floor may drop, crack, tilt, or become uneven.

If your garage floor connects to a sinking driveway, you may also want to review our driveway leveling service. If the concrete surface is chipped, worn, or spalling, concrete resurfacing may also be helpful after the slab is stable.

I cannot recommend Jim Denney and The Concrete Team highly enough! I’ve known Jim for many years, and as a Realtor, I’ve confidently referred him to my clients and I know he will exceeded expectations. Jim’s knowledge, experience, and workmanship are truly second to none. The quality of his work is exceptional, but what really sets him apart is the way he treats people. Home repairs, especially foundation or concrete issues can be overwhelming and emotional for homeowners. Jim has a remarkable ability to communicate clearly, explain complex issues in a way that’s easy to understand, and put people at ease. He never pressures anyone and always takes the time to help homeowners feel informed and confident about their decisions. Jim and his partner, Mike, are also two of the most honest, ethical people you’ll ever meet. Their integrity is unwavering, and they genuinely care about doing what’s right for their clients, not just getting the job done. In an industry where trust means everything, The Concrete Team stands in a class of its own. I give them my absolute highest recommendation and will continue referring them with complete confidence. They are simply the best.

Three years ago, I contacted The Concrete Team about some settling issues with my stamped concrete pool patio that had created a trip hazard in several high-traffic areas. They came out, evaluated the problem, and provided an estimate, but I never moved forward with the work at that time. After this past winter, the settling became noticeably worse. With a graduation party approaching, I wanted to get the issue fixed before guests arrived and risked tripping or falling. I called The Concrete Team expecting the price to have increased after three years, but to my surprise, they honored the original estimate and were able to fit me into their schedule on short notice. Their crew did an outstanding job. They were professional, efficient, and restored the patio for a fraction of the cost of replacing it. The finished product looks great, and most importantly, the trip hazards are gone. As a real estate agent, I’m always looking for trustworthy contractors to recommend to my clients, and The Concrete Team has absolutely earned my recommendation. If you have settled or uneven concrete, don’t wait—give them a call. You’ll be glad you did.

I had a fantastic experience with the concrete team! They did an amazing job mud jacking my front walkway. The pricing was very reasonable, they showed up on time, and the work was completed quickly and efficiently. The whole process was smooth from start to finish, and the results came out great. Highly recommend them to anyone looking for quality work at a fair price!"

Jim and Mike did an absolutely outstanding job on our front sidewalk and the garage floor entrance. They had to drill holes in our front sidewalk and then pressure install concrete underneath to raise them back up to the correct level. Not an easy task. But this was done exceptionally well. Then they applied an epoxy surfacer to even out all the salt erosion that had been happening. After this a sand surfacing was applied to the epoxy [white] to give the sidewalk the proper appearance - now tan. A truly exceptional job. Pete and Susie, Cohoes, NY

Signs You May Need Garage Floor Leveling

Garage floor problems often start small. You may notice a crack, a low spot, or water sitting where it should drain away. Over time, the problem can get worse if the slab keeps moving.

You may need garage floor leveling if you notice:

    • Cracks across the garage floor
    • Uneven concrete slabs
    • A gap between the garage floor and wall
    • Water pooling after rain, snow, or vehicle runoff
    • A dip or low spot in the garage floor
    • A rough bump where the garage meets the driveway
    • Concrete pulling away from the driveway or apron
    • Hollow sounds under the slab
    • Doors, cabinets, or storage items sitting unevenly
    • A trip hazard inside the garage
    • Slabs sloping in the wrong direction

If your garage floor has open cracks, our concrete crack repair page may also be useful. If joints around the garage need protection, visit our joint sealing / caulking page.

    Our Garage Floor Leveling Process

The Concrete Team specializes in mudjacking, also called slabjacking.
We look at the garage floor, the amount of settlement, the access, and the condition of
the concrete before recommending the right repair.

Top Concrete Leveling Contractor Near Me

Step 1: Inspect the Garage Floor

We look at the settled areas, cracks, low spots, garage entrance, drainage, and nearby concrete. We also check for signs of voids or weak support under the slab.

Step 2: Lift and Stabilize the Concrete

We use mudjacking to pump a grout-like material beneath the garage floor. This material fills voids, supports the slab, and raises the concrete back toward its proper position.

Step 3: Patch the Holes and Clean Up

After the slab is lifted, the access holes are patched. We clean the work area and explain any next steps, such as crack repair, joint sealing, drainage changes, or surface repair.

You can learn more about how lifting works on our concrete leveling process page.

    Garage Floor Leveling FAQs

Can a sinking garage floor be lifted?

Yes, many sinking garage floors can be lifted if the concrete is still in good enough condition. If the slab is severely broken, crumbling, or badly damaged, replacement may be a better option. You can learn more about settlement causes on our Why Concrete Sinks page.

Garage floor leveling can raise and stabilize settled concrete, but it does not make cracks disappear. After lifting, crack repair or joint sealing may be recommended to help protect the slab from water. Learn more about concrete crack repair.

Water may pool because the garage floor has settled, tilted, or developed low spots. It can also happen when drainage around the garage is poor. If settlement is the cause, garage floor leveling may help restore better slope.

The timing depends on the size of the garage, the number of areas that need lifting, and the method used. Many concrete leveling projects are completed much faster than removing and replacing the slab.
Yes, if both areas have settled, The Concrete Team can review the garage floor and driveway during the same estimate. This may help restore a smoother transition between the two areas. Visit our driveway leveling page for more information.
You can call The Concrete Team or send photos through the website. In many cases, you do not need to be home for the estimate if the garage or project area is accessible. Start here: Contact The Concrete Team.
