Are Open Concrete Joints Letting Water Get Under Your Slabs?

Concrete joints are supposed to help control movement. But when those joints are open, cracked, or missing caulk, water can get underneath the concrete.

Over time, that water can wash away soil, create voids, and lead to sinking concrete, cracks, uneven slabs, and trip hazards.

The Concrete Team provides concrete joint sealing and caulking services for driveways, sidewalks, patios, pool decks, garage floors, commercial concrete, and more throughout Upstate New York.

Concrete Joints Letting Albany NY

Why Concrete Joints Open Up

Concrete expands, contracts, shifts, and moves with weather changes. In Upstate New York, freeze-thaw cycles, rain, snow, salt, and daily use can all affect concrete joints.

Common reasons concrete joints open up include:

  • Old or missing joint caulk
  • Freeze-thaw movement
  • Water getting between slabs
  • Soil washing out below the concrete
  • Heavy vehicle traffic
  • Sun exposure and weather damage
  • Poor drainage near the concrete
  • Normal concrete movement over time

When joints are left open, water has an easy path under the slab. That can lead to bigger problems if it is not corrected.

If your concrete has already started sinking, joint sealing may need to be paired with concrete slab leveling or driveway leveling. If the concrete has visible cracks, our concrete crack repair service may also be a good fit.

Signs You May Need Joint Sealing or Caulking

Open joints may not seem like a big problem at first. But they can allow water, dirt, weeds, and debris to get between and below the slabs.

You may need concrete joint sealing if you notice:

  • Gaps between concrete slabs
  • Old caulk pulling away from the joint
  • Weeds growing between slabs
  • Water draining into open joints
  • Dirt or soil washing out near the concrete
  • Ants or insects entering through joints
  • Cracks forming near slab edges
  • Uneven concrete near open joints
  • Pooling water around your driveway, patio, or walkway
  • Loose or missing filler between concrete sections

Joint sealing is often a smart preventative repair. It helps protect the concrete before water causes more damage below the surface.

I cannot recommend Jim Denney and The Concrete Team highly enough! I’ve known Jim for many years, and as a Realtor, I’ve confidently referred him to my clients and I know he will exceeded expectations. Jim’s knowledge, experience, and workmanship are truly second to none. The quality of his work is exceptional, but what really sets him apart is the way he treats people. Home repairs, especially foundation or concrete issues can be overwhelming and emotional for homeowners. Jim has a remarkable ability to communicate clearly, explain complex issues in a way that’s easy to understand, and put people at ease. He never pressures anyone and always takes the time to help homeowners feel informed and confident about their decisions. Jim and his partner, Mike, are also two of the most honest, ethical people you’ll ever meet. Their integrity is unwavering, and they genuinely care about doing what’s right for their clients, not just getting the job done. In an industry where trust means everything, The Concrete Team stands in a class of its own. I give them my absolute highest recommendation and will continue referring them with complete confidence. They are simply the best.

Three years ago, I contacted The Concrete Team about some settling issues with my stamped concrete pool patio that had created a trip hazard in several high-traffic areas. They came out, evaluated the problem, and provided an estimate, but I never moved forward with the work at that time. After this past winter, the settling became noticeably worse. With a graduation party approaching, I wanted to get the issue fixed before guests arrived and risked tripping or falling. I called The Concrete Team expecting the price to have increased after three years, but to my surprise, they honored the original estimate and were able to fit me into their schedule on short notice. Their crew did an outstanding job. They were professional, efficient, and restored the patio for a fraction of the cost of replacing it. The finished product looks great, and most importantly, the trip hazards are gone. As a real estate agent, I’m always looking for trustworthy contractors to recommend to my clients, and The Concrete Team has absolutely earned my recommendation. If you have settled or uneven concrete, don’t wait—give them a call. You’ll be glad you did.

I had a fantastic experience with the concrete team! They did an amazing job mud jacking my front walkway. The pricing was very reasonable, they showed up on time, and the work was completed quickly and efficiently. The whole process was smooth from start to finish, and the results came out great. Highly recommend them to anyone looking for quality work at a fair price!"

Jim and Mike did an absolutely outstanding job on our front sidewalk and the garage floor entrance. They had to drill holes in our front sidewalk and then pressure install concrete underneath to raise them back up to the correct level. Not an easy task. But this was done exceptionally well. Then they applied an epoxy surfacer to even out all the salt erosion that had been happening. After this a sand surfacing was applied to the epoxy [white] to give the sidewalk the proper appearance - now tan. A truly exceptional job. Pete and Susie, Cohoes, NY

Our Joint Sealing & Caulking Process

Our process is simple and focused on protecting your concrete from water damage.

Step 1: Clean and Prepare the Joint

We clean out the joint and remove loose debris, old failed caulk, dirt, weeds, and weak material. The joint needs to be properly prepared so the new material can bond.

Step 2: Install Backer Material When Needed

For larger joints, we may install backer rod or filler material before caulking. This helps control the depth of the sealant and gives the joint better support.

Step 3: Apply Concrete Joint Sealant

We apply a flexible concrete sealant designed to handle movement. Once installed, the joint is sealed to help keep water, dirt, and debris from getting below the concrete.

    Joint Sealing / Caulking FAQs

    What is concrete joint sealing?
Concrete joint sealing is the process of filling open joints between concrete slabs with a flexible sealant. The goal is to help keep water, dirt, weeds, and debris from getting below the concrete.
Open joints allow water to get under the slab. That water can wash away soil and create voids. Over time, this can cause sinking, cracking, and uneven concrete. You can learn more about this on our Why Concrete Sinks page.
No. Joint sealing helps protect concrete, but it does not lift sunken slabs. If your concrete is already uneven, you may need concrete slab leveling before the joints are sealed.
In many cases, joint sealing is done after the concrete is lifted and leveled. This helps seal the joints once the slabs are back in a better position. You can learn more about lifting on our concrete leveling process page.
Yes. Driveways are exposed to water, snow, salt, vehicles, and freeze-thaw cycles. Sealing open joints can help protect the driveway and reduce water getting below the slabs. If your driveway is already uneven, visit our driveway leveling page.
Yes. Pool decks and patios often have joints that can open over time. Sealing those joints can help reduce water movement below the slabs. If those areas are also sinking, our pool deck leveling or patio leveling services may help.
You can call The Concrete Team or send project details through our contact page. Photos are helpful, especially if you want us to review open joints, cracks, or uneven concrete areas.
