Why Interior Concrete Floors Sink or Settle

Interior concrete floors can settle when the support under the slab changes. Even though the concrete is inside the building, the soil below it can still move, compress, or wash out over time.

Common causes include:

  • Poor soil compaction before the slab was poured
  • Voids forming under the concrete
  • Water movement below the slab
  • Heavy equipment or storage loads
  • Freeze-thaw movement near exterior walls or door openings
  • Older construction and long-term soil settlement
  • Utility work or trenching under the floor
  • Poor drainage around the building

Once support is lost, the floor may sink, crack, slope, or become uneven. These problems can get worse if the voids under the slab are not filled and stabilized.

If your interior concrete has cracks along with settlement, our concrete crack repair service may also help. For larger commercial spaces, you may also want to review our warehouse concrete repair and factory floors pages.

I cannot recommend Jim Denney and The Concrete Team highly enough! I’ve known Jim for many years, and as a Realtor, I’ve confidently referred him to my clients and I know he will exceeded expectations. Jim’s knowledge, experience, and workmanship are truly second to none. The quality of his work is exceptional, but what really sets him apart is the way he treats people. Home repairs, especially foundation or concrete issues can be overwhelming and emotional for homeowners. Jim has a remarkable ability to communicate clearly, explain complex issues in a way that’s easy to understand, and put people at ease. He never pressures anyone and always takes the time to help homeowners feel informed and confident about their decisions. Jim and his partner, Mike, are also two of the most honest, ethical people you’ll ever meet. Their integrity is unwavering, and they genuinely care about doing what’s right for their clients, not just getting the job done. In an industry where trust means everything, The Concrete Team stands in a class of its own. I give them my absolute highest recommendation and will continue referring them with complete confidence. They are simply the best.

Three years ago, I contacted The Concrete Team about some settling issues with my stamped concrete pool patio that had created a trip hazard in several high-traffic areas. They came out, evaluated the problem, and provided an estimate, but I never moved forward with the work at that time. After this past winter, the settling became noticeably worse. With a graduation party approaching, I wanted to get the issue fixed before guests arrived and risked tripping or falling. I called The Concrete Team expecting the price to have increased after three years, but to my surprise, they honored the original estimate and were able to fit me into their schedule on short notice. Their crew did an outstanding job. They were professional, efficient, and restored the patio for a fraction of the cost of replacing it. The finished product looks great, and most importantly, the trip hazards are gone. As a real estate agent, I’m always looking for trustworthy contractors to recommend to my clients, and The Concrete Team has absolutely earned my recommendation. If you have settled or uneven concrete, don’t wait—give them a call. You’ll be glad you did.

I had a fantastic experience with the concrete team! They did an amazing job mud jacking my front walkway. The pricing was very reasonable, they showed up on time, and the work was completed quickly and efficiently. The whole process was smooth from start to finish, and the results came out great. Highly recommend them to anyone looking for quality work at a fair price!"

Jim and Mike did an absolutely outstanding job on our front sidewalk and the garage floor entrance. They had to drill holes in our front sidewalk and then pressure install concrete underneath to raise them back up to the correct level. Not an easy task. But this was done exceptionally well. Then they applied an epoxy surfacer to even out all the salt erosion that had been happening. After this a sand surfacing was applied to the epoxy [white] to give the sidewalk the proper appearance - now tan. A truly exceptional job. Pete and Susie, Cohoes, NY

Signs You May Need Interior Floor Leveling

Interior floor problems are not always easy to spot at first. Some start as small cracks, low spots, or uneven transitions. Over time, these issues can create safety concerns and affect how the space is used.

You may need interior concrete floor leveling if you notice:

    • Uneven concrete slabs inside the building
    • Cracks forming across the floor
    • Raised edges between slab sections
    • Trip hazards in walkways or work areas
    • Low spots where water collects
    • Doors, racks, carts, or equipment not sitting level
    • Forklifts, pallet jacks, or carts hitting bumps
    • Hollow sounds under the concrete
    • Gaps under sections of the slab
    • Floors sloping toward walls, drains, or doorways
    • Settlement near loading areas, overhead doors, or interior columns

If the floor is used by employees, customers, tenants, or vendors, uneven concrete should be reviewed before it becomes a bigger safety or liability problem.

    Our Interior Floor Leveling Process

The Concrete Team specializes in mudjacking, also called slabjacking. This allows us to recommend the repair method
that makes the most sense for your building, floor conditions, access, and business needs.

Top Concrete Leveling Contractor Near Me

Step 1: Inspect the Floor and Problem Areas

We review the settled concrete, cracks, slopes, access points, and use of the space. We also look for signs of voids, drainage issues, or slab movement.

Step 2: Lift and Stabilize the Concrete

We use mudjacking, also called slabjacking, to raise and support the settled floor. Mudjacking uses a grout-like material to fill voids beneath the concrete, support the slab, and lift the floor back toward a safer, more level position.

Step 3: Patch, Clean Up, and Review Next Steps

After the floor is lifted, the holes are patched and the work area is cleaned up. We can also discuss related repairs, such as crack repair, joint sealing, or surface repair if those are needed.

You can learn more about how lifting works on our concrete leveling process page.

    Interior Floor Leveling FAQs

Can interior concrete floors be lifted instead of replaced?

Yes, many interior concrete floors can be lifted if the slab is still in good enough condition. If the floor is badly broken, severely crumbled, or structurally damaged, replacement or another repair may be needed. You can learn more about settlement causes on our Why Concrete Sinks page.

Not always. Many projects can be planned around your schedule to limit disruption. The exact downtime depends on the size of the area, the lifting method, the use of the space, and how much repair is needed. For larger commercial areas, visit our commercial warehouse concrete repair page.
Yes. Interior concrete floor leveling can be used in warehouses, factories, offices, storage areas, service buildings, and other commercial spaces. You may also want to review our pages for factory floors and office complex concrete repair.
Lifting can raise and support settled slabs, but it does not make cracks disappear. If cracks remain after leveling, crack repair or joint sealing may be recommended. Learn more about concrete crack repair and joint sealing / caulking.
Hollow spots often happen when soil under the slab settles, washes out, or was not compacted well when the floor was installed. Utility work, drainage issues, and long-term soil movement can also create voids. These voids should be reviewed before the slab sinks more.
